Historic preservation and adaptive reuse of Pancratia Hall into a 74-unit affordable housing project

Pancratia Hall Lofts is an adaptive reuse conversion of the former classroom and dormitory building, located at the historic Loretto Heights campus in southwest Denver. Pancratia Hall is named after Mother Pancratia Bonfils, in the order of the Sisters of Loretto, one of the key founders of Loretto Heights school in Denver during the late 1800s. The building was designed by master architect Harry W. J. Edbrooke in 1927 and was completed in 1930.

Proximity Green is co-manager of the project including oversight of the financial structures, asset management, and investment relationships for the project, involving Federal historic and low income housing tax credits, state historic tax credits, a 4% Private Activity Bond issuance, along with lending and outside partners. Those partners include PNC Bank/PNC Real Estate, Colorado Housing and Finance Authority, ANB Bank, City and County of Denver, Colorado Division of Housing, Denver Housing Authority, Westside Investment Partners and Commerce Bank. Pancratia Hall Lofts was completed in spring 2022.

Pancratia Hall is actively leasing, and interested parties may reach out to our property manager, the Denver Housing Authority, to apply for housing at Pancratia using this link. All tenant applications require an income and asset verification process, as all apartments are deed-restricted as affordable housing - tenants may earn no more than certain income levels based on household size, with unit designations from 30% to 80% of Area Median Income (AMI) levels for Denver County.
