Proximity Green provided ongoing consulting services to help Hartman Ely Investments identify and refine the right project makeup and financial strategy to see the Fruitdale School brought back to life. The full story of the Fruitdale School history and renovation is well documented in this video.

Proximity Green assisted HEI with numerous business models and financial proformas, to identify a multi-family rental apartment strategy that provides both market rate and affordable housing units. The building now includes 16 family apartments, a solar array generating power for the project, a fruit orchard, and car charging stations for residents. Proximity Green assisted in the negotiations with the City of Wheat Ridge for their financial commitment, and both the City’s and the Wheat Ridge Housing Authorities’ investments in the project helped make it a reality.

The Fruitdale Lofts project won numerous awards, including a ULI Colorado Impact award, a History Colorado Hart award, and a Novogradic award for ‘significant obstacles’.
