Zeppelin Development & River North Investment Partners

Proximity Green assisted the Zeppelin Development team in establishing a $1M+ investment via tax-increment financing in The Source, enabling the transformative project to help define the River North neighborhood and establish Denver’s first market hall experience.

Proximity Green subsequently served as the lead consultant with Zeppelin Development and River North Investment Partners to enable the use of tax-increment financing for The Source Hotel. Through a public-private partnership with the Denver Urban Renewal Authority, the developers were able to access $6.5M in TIF for the project, significantly reducing the private capital required.

As the Mayor’s vision for Brighton Boulevard sought to transform an area becoming dominated by surface parking and self-storage projects, the TIF investment in both The Source and The Source Hotel enabled outcomes that were transformative and placemaking, orienting buildings to people and laying the groundwork for Denver’s next great neighborhood.
